Our development ‘Meridian Residences’ in Booval, Ipswich, was led by CHL in partnership with the Queensland Government, KO&Co Architecture, McNab, Gaskell Planning Consultants, Ripple Group and Colliers.

The name ‘Meridian’ reflects how the railway network has shaped Ipswich, symbolising connection, progress and direction for our new residents and underpinning our vision to create a community where people thrive and belong.

Our customers
Booval, Ipswich provides homes for people on the social housing register or public housing residents right-sizing into homes that suit their needs, including women.

Our homes
The four-level property with lift access has 43 homes, including a mix of one- and two-bedroom apartments, specifically:

  • 35 one-bedroom apartments
  • 8 two-bedroom apartments.

The new home features include:

  • Open plan living kitchen and dining space with balcony or patio
  • Central lift access in a brand new, secure complex with CCTV and security screens for windows and sliding doors
  • Common areas for residents and their guests to enjoy and community gardens
  • On-site resident parking and secure bike
  • Public transport options with direct access to train and bus transport and secure bike parking.

The location is close to public transport, employment hubs, community amenities, shopping centres and other services.

The commercial space within the development aims to provide an accessible, community-focused commercial tenancy that aligns with our mission by enabling services, social enterprises or local businesses that contribute positively to community wellbeing, connection and long-term neighbourhood cohesion.

Our impact
This development of 43 dwellings has been built to provide safe, stable housing in a modern, open plan design. Each resident will have a private balcony or patio and we’ve also designed communal spaces and community gardens for residents to enjoy together or with their guests.

The project has been women-led in its origination, design and delivery and will continue to be led by women in the ongoing management and on-site services by CHL and our partners. Plans are also in place to create a contractor panel for the property made up of women-owned businesses and businesses that focus on diversity and empowerment of women in trades.

CHL’s strategic focus in Queensland continues to be on ensuring we are providing well-designed right-sized homes for people to age-in-place, particularly for older people currently on the social housing register or in larger public or social housing homes. By providing people with the option to live in a suitably sized home, it helps make larger homes available for families waiting for social and public housing.

*Homes accredited as part of the Livable Housing Design Standard have design elements to enhance functionality, liveability, comfort and accessibility for older people or people with high mobility needs. Gold Standard homes have 12 core design elements including generous dimensions for kitchen and bedroom access, lifts and other features. Platinum Standard homes have the highest levels of features across 15 design elements for those with higher mobility needs, with more generous dimensions, and differences in features such as flooring and high traffic areas.
