How we provide SDA across Australia
CHL is a registered SDA provider under the National Disability Insurance Scheme (NDIS), as well as an SDA Alliance member. Our homes in locations across Australia are designed and built to meet the needs of people with disability and are allocated to eligible National Disability Insurance Scheme (NDIS) participants.
In addition to enjoying a home specifically designed and built to SDA requirements, our customers who live in these homes may need or choose to access a range of different support services based on their individual needs. These services are delivered by independent providers. We work with our customers, prioritising their needs, choices and preferences wherever possible to select support providers.
SDA in Woree, Cairns coming soon
Coming in 2026 is a brand-new complex in Woree, Cairns with a range of housing options including one- and two-bedroom high physical and fully accessible support SDA apartments.
The homes are wheelchair accessible with ground floor or lift access, wide doorways and hallways, ensuite bathroom, outdoor area for relaxation and heating and cooling for year-round comfort.

Our homes are diverse, just like our customers. They range from apartment buildings which can help meet greater demand in a higher-density area, to stand-alone homes that may provide high impact, especially in a regional or rural location.

Frequently asked questions
What is SDA?
People with disability who have very high support needs may qualify to live in a Specialist Disability Accommodation funded by the NDIS.
Some people with disability have very high support needs. They may need to live in a specially designed house. These houses are called Specialist Disability Accommodation and are funded by the NDIS.
SDA homes have accessible features to help residents live more independently and allow other supports to be delivered better or more safely. SDA homes include four different build types to meet the varying support needs of residents:
- Two-to-three-bedroom houses with shared living spaces
- One or more bedroom apartments in higher density diverse community apartment complexes
- Villas or townhouses with shared or individual homes on a block of land
- Communal (group) homes – a house with four or more individual residents living together.
How can I apply for SDA?
To apply for an SDA property, please use the Contact Us form to make an enquiry or view our CHL listings on the Housing Hub. One of our team members will contact you to talk about your application and the home you are interested in. They will then help you go through the eligibility process before you apply.
What are the SDA design categories?
SDA homes are designed according to four categories.
- Improved liveability: homes with a reasonable level of physical access, with extra features for people with sensory, intellectual or cognitive impairments designed to enable more independence in day-to-day life.
- Fully accessible: homes have a high level of physical access for people with significant physical impairments, designed to encourage independent engagement in day-to-day activities
- High physical support: homes have a high level of physical access designed for people with significant physical impairments needing high levels of support.
- Robust: homes have a high level of physical access and are built with very resilient building materials to reduce day-to-day risks for customers and members of their community. The design also reduces the likelihood of reactive maintenance needs.
How do I know if I am eligible to apply for one of your SDA homes?
A number of things make someone eligible for an SDA home. Firstly, you need to be an NDIS participant. Other criteria are designed to ensure you have the right support funding to enable you to live safely in the home and the property is the right fit for you and your needs. If a home is shared or has shared spaces with others, there are criteria to make sure the needs and choices of other residents are considered and respected in addition to yours.

How do I know if I am eligible for SDA funding?
SDA funding is set by the NDIS and is allocated to people with extreme functional impairments or very high support needs.
In making an assessment on your funding, the NDIS will consider the design category, build type, location of the home, the number of other participants you might live with and any additional features you need.
Your support coordinator can help you to understand what your options are and whether SDA would be the best solution for you. To get SDA funding, the NDIS will need evidence provided explaining that SDA funding is the best option for you.

What support services are available for SDA customers?
In addition to enjoying a home specifically designed and built to SDA requirements, our customers who live in these homes may need or choose to access a range of different support services based on their individual needs. These services are delivered by independent providers, not by CHL.
We work with high quality registered support providers who, like CHL, commit to providing our customers with choice and control about the services and support they receive. When choosing providers, we ask our customers and their advocates to be part of the decisions about who provides their services.
