Our Seachange Miami development was led by CHL in partnership with the Queensland Government, NAB (financial partner), Alder Constructions (builder), MCD Australia (superintendent), Ripple Group (quantity surveyor) and Ryal Smyth (architect).
Our customers
The Seachange Miami property provides homes for Queenslanders 55 and older, including those with higher mobility needs, with customers being either on the social housing register, public housing tenants seeking to downsize or those eligible for Specialist Disability Accommodation through the NDIS.
Our homes
The four-level property with lift access has 32 homes, including a mix of one- and two-bedroom apartments, specifically:
- Two Specialist Disability Accommodation
- 8 Platinum Standard*
- 22 Gold Standard*
The new home features include:
- 50m2-89m2 apartments, with an open plan kitchen and dining space as well as balcony or patio
- Central lift access
- On-site resident parking
- Pet-friendly design
- Ceiling fans in living area and bedrooms
- Security screens for windows and sliding door
- CCTV and secured access
- Embedded network with solar power integration and centralised hot water system to reduce living expenses for customers
- Rooftop terrace with barbeque facilities
- Community garden spaces.
The property has pedestrian pathways to provide easy access and enable customers to connect with their community and essential services. The location is close to public transport, employment hubs, community amenities, shopping centres and the beach.
The property is designed to create a sense of community and enable wellbeing. The communal rooftop, shared barbeque space and community garden help our customers to connect, relax and enjoy hobbies and community activities.
Our impact
- 32 homes total – 14 more than the previous building
The previous building on this site was a motel with 18 converted units that were no longer fit-for-purpose. Through the Seachange Miami development, we have designed quality homes with tailored, right-sized features that give older people the accessibility and support they need to age-in-place in their own communities. By providing these essential housing solutions, it frees up larger social and affordable homes to help larger families who are waiting for a home.
An important part of the project was helping the residents of the previous converted motel building transition to new homes. CHL worked alongside the Queensland Government to support the residents throughout the relocation process. We also worked with our development partners to support the local community during the demolition and rebuild phase.
*Homes accredited as part of the Liveable Housing Design Standard have design elements to enhance functionality, liveability, comfort and accessibility for older people, or people with high mobility needs. Gold Standard homes have 12 core design elements including generous dimensions for kitchen and bedroom access, lifts and other features. Platinum Standard homes have the highest levels of features across 15 design elements for those with higher mobility needs, with more generous dimensions, and differences in features such as flooring and high traffic areas.
