We provide long-term secure rental tenancies for people who pay subsidised market rate*. (Please refer to the CHL Rent Setting Policy for more information.)
As an alternative to private rental, our services ensure that people who have low incomes can find a dependable housing arrangement so their children can attend the local school, the parent or parents can maintain employment or study, and the family can generally have enough money to live on.
We have seven offices throughout the State being Parramatta, Taree, Port Macquarie, Kempsey & Coffs Harbour, Wollongong & Erina (note the services in Wollongong and Erina are by appointment only).
Additionally 15% of our properties are occupied by Indigenous people (although this is as high as 35 per cent in some locations such as Kempsey).
In November 2018, management of over 1,300 tenancies on the Mid North Coast will transfer from the Department of Family and Community Services (FACS) to CHL. There will be no change to your rights as a tenant or your tenancy conditions, but there will be some small changes in the way things work – and a range of benefits to you and other tenants.
This means over 2,220 additional tenants and household members and significant expansion of activities including assisting applicants, coordinating support and coordinating the social housing service system.
WHAT IS CHL’S ROLE?
We have two roles. The first is to manage your tenancy and your property, just as FACS currently does. You will still be able to talk to staff about your tenancy, and the way you request maintenance won’t change.
Our second role is to work with all tenants to provide excellent customer service and to expand community development programs.
WHAT EXACTLY WILL HAPPEN?
FACS will officially transfer tenancy and property management responsibilities to us, however ownership of the property will not change. Nothing will change in terms of how and where you live.
HOW WILL YOUR RENT CHANGE?
CHL calculates your rent based on your income – just like FACS does.
When you become a CHL tenant, you may be eligible for Commonwealth Rent Assistance (CRA). If you’re eligible for CRA, your rent will increase, but only by the amount of CRA you’re eligible to receive. Therefore, your out of pocket rent costs will not increase. Click here to find out more about CRA.
There are several alternatives for paying your rent to CHL. You can choose to pay via Centrepay (if you receive any Centrelink payments), or via direct debit from your bank account, or you can contact us to arrange an alternative method. You can discuss your options with us before choosing how to pay your rent.
