The National Rental Affordability Scheme (NRAS) is a partnership between the Australian Government and the States/Territories to invest in affordable rental housing.
The Scheme seeks to address the shortage of affordable rental housing by offering financial incentives to persons or entities to build and rent dwellings to low and moderate income households at a rate that is at least 20 per cent below the market value rent.
CHL was granted NRAS Round 4 incentives in 2012 which are largely being delivered through CHL’s Non-Entity Joint Venture (NEJV) approach.
Under this approach the NRAS incentive will be attached to a property developed by a developer and marketed to a retail investor.
Once the NRAS dwelling is completed, CHL will undertake the property management and NRAS compliance management on the investor’s behalf.
Approximately 150 dwellings will be handed over in the next three months in New South Wales, South Australia and Western Australia.
A number of properties have already been tenanted and CHL’s team is continuing to market the campaign for all investors involved in the program.
