National and international affordable housing provider, Community Housing Limited (CHL) has entered the Indian market, forming a joint venture called Sustainable and Affordable Housing Solutions (SAHS) with Indian partner, V Worldwide Group and a global association of social entrepreneurs called ‘Ashoka’. It is the first time an Australian housing organisation has operated in India, and the impact of its value to affordable housing work in the country has been immediately felt.
The joint venture has its first project under construction in the western Indian city of Ahmedabad in the State of Gujarat, where 500 affordable homes are being built. The housing partners have also received funding from the Federal Government, who have very publicly supported the introduction of quality built, low cost housing for the country.
This is a new housing concept for India that has gained a lot of attention from Federal and State authorities. CHL plan to use this first project to demonstrate that a modest, quality-built unit that provides a significantly improved standard of living can be delivered to the market for A$5000 each.
“In launching this pilot project in Ahmedabad, CHL is bringing its experience, expertise, financial models, and training and employment opportunities which it is looking to share with both SAHS and all those involved in this first project,” says Steve Bevington, CHL’s Managing Director.
Mr. Bevington says the quick momentum established in getting the project started in the State of Gujarat attests to the seriousness with which the local authorities view affordable housing.
“The urbanisation of major cities such as Ahmedabad over the last decade has been dramatic and the need to find affordable housing solutions for many living in poor conditions has risen sharply up the national agenda,” he says.
CHL’s entry into the Indian market will see no shortage of project opportunities. Housing supply is chronically short in major cities across the country including Ahmedabad. Recent data published by the Ministry of Urban Development quantifies India’s rapid urbanisation with the growth of population in the major cities growing by an average 31.2% and in the rural towns by 17.9% over the last decade (2001-2011).
Ahmedabad has been the most significant city in Gujarat State for the last century both for its commercial activity in the manufacture of textiles and as a flashpoint for India’s civil rights struggle. A major construction boom in Ahmedabad ten years ago transformed the city, and it remains the commercial and cultural capital for the State and western India.
Ahmedabad currently has an estimated population of 5.3 million, and the state of Gujarat more than 51 million.
