Community Housing Ltd currently manages 196 properties in South Australia in a range of transitional and long term housing programs including for the SA government and on behalf of private owners. 

CHL is one of the successful recipients of the management transfers of 762 Housing Trust properties in the central northern suburbs of Adelaide as part of the SA Government’s ‘Renewing our Streets and Suburbs’ initiative. CHL will be commencing the management of these properties from late September 2017 in the suburbs of Northgate, Northfield, Clearview, Enfield and Oakden.

In preparation of this expanding role, CHL has relocated its office in Prospect to provide responsive, localised and efficient services to more than 950 tenancies from the new office.

Our current programs include:

  • 50 affordable housing (NRAS) dwellings for tenants who meet eligibility criteria associated with “housing stress”
  • 27 dwellings for clients who experience mental illness and require support from time to time from NEAMI, one of our partner organisations
  • 9 properties as part of the Employment Related Accommodation Program to support Aboriginal people to relocate from remote lands to metropolitan Adelaide for education, training or employment
  • 14 properties in the SA government debentured program for tenants who meet the broad criteria associated with general disadvantage
  • 5 supported housing properties under the NBESP program where tenants are supported by specialist services such a disability or exiting prison
  • 93 dwellings built under the NRAS scheme and managed on behalf of private landlords at affordable rents (80% of market rent). We call this our NEJV program.
  • We also will be managing the B Apartments at Bowden under a Rent-then-buy program once construction is completed in 2017.

Our properties are located in various suburbs in the metropolitan area including:

  • Parafield Gardens, Blakeview, Salisbury in the north
  • Largs North, Woodville Seaton, Seacombe Gardens, St Clair in the North West
  • Windsor Gardens, Magill, Par Hills, Marden, Hectorville in the North-east and
  • Parkholme, Murray Bridge, Mount Barker, Goodwood, and Christies in the South and South East

Who do we house?

While some of our properties are allocated to transitional housing, most of our housing is for households looking for long-term secure rental accommodation. In addition, the B apartment program at Bowden is an innovative rent-then-buy program which is assisting tenants to move into home ownership, and we hope to be able to more of this type of program in the future.

Rental in all of our properties is subsidised in one form or other, and tenants will pay a maximum of either 74.9% or 80% of market rent. (Please refer to the CHL Rent Setting Policy for more information.)

As an alternative to private rental and public housing, our housing services and partnerships with other organisations support people on low incomes to sustain dependable housing, and maximise their opportunities to live a “better” life – whatever that might mean for them.

Partnership with other organisations:

CHL’s success in delivering positive outcomes for tenants and building stronger communities is only possible by working collaboratively with our many partner agencies.

CHL currently has a range of formal and informal partnerships in place. In particular CHL has a strong partnership with NEAMI who delivers community mental health services and with Uniting Care Wesley Port Adelaide who provide aboriginal support services for our ERA program.

Our partnership agreements vary in type and nature but generally CHL provides or manages the housing in which the partner agency provides the support for varying client needs or programs.

Our two key areas of work are:

  • Providing long term housing for those on low to moderate incomes. While we have housing programs to suit all people in the community, we intend to develop specific specialised expertise in the areas of Aboriginal Housing and Mental health and other disabilities;
  • Tenancy and property management services including asset management and maintenance for private landlords
