Disability Accommodation & NDIS

Community Housing Ltd (CHL) is a multi award winning organisation with over 20 years of expertise in the design, development and management of housing for people living with a disability. Since 1993, CHL has been developing housing for people living with a disability in a range of contexts and locations and for people with a broad spectrum of needs and housing requirements.

CHL is a registered SDA provider under the NDIS and a registered builder in all States where it operates. Our architectural team has extensive experience designing housing for people living with a disability; including people living independently with support provided into the home, to people who require 24 hour, 7 days per week care in a more congregate setting. We have over 1800 people living with a disability in our housing across Australia.

CHL and the NDIS

The National Disability Insurance Scheme (NDIS) is a new way of providing support to over 460,000 Australians under the age of 65, who are living with a permanent and  significant disability. Since 2013, the NDIS has been progressively rolled out through the National Disability Insurance Agency (NDIA).

Under the Scheme, CHL is a registered provider of Specialist Disability Accommodation (SDA).

We assist eligible clients via a range of options:

  • We have an in-house NDIS Project Manager to facilitate clients’ experience under the new Scheme.
  • We offer client consultation to navigate the NDIS in relation to your housing requirements.
  • We can liaise with the National Disability Insurance Agency (NDIA) on your behalf.
  • If you wish, we accompany you during visits at your Local Area Coordinator (LAC).
  • Our designs comply with the requirements for SDA under the NDIS.

Our Offer

CHL’s disability accommodation is tailored to suit individual needs and circumstances. Consequently, our comprehensive portfolio of existing dwellings offers long-term affordable rental accommodation.

Furthermore, we work with clients, their families and support providers to jointly develop personalized housing to ensure clients’ well-being in their new homes. We can support this option with shared equity or sole equity provision.

All our dwellings are architecturally designed through our in-house architects and comply with Australia’s disability accommodation design standards. We strive for innovative construction methods.

Our services are characteristic of a ‘one stop shop’ including client consultation, design and construction, tenancy and property management.

Our Experience

Over the years CHL has developed disability accommodation to account for particular mental health, physical or sensory disability issues. Some of the options are:

  • Independent apartments with optional onsite 24/7 support and monitoring
  • Semi-detached studios with independent and communal space for socialisation
  • Group homes with live-in 24/7 support and wheelchair accessibility
  • Adaptable units with the potential to be converted for future clients with a disability
  • Visitable units where wheelchair bound residents can live with ablebodied family members and friends

• Key ring apartments where people live in geographical proximity to each other and share resources of a support person who lives nearby

Our focus on Accessible housing

CHL has developed new models of housing to support choice and independence for tenants and has constructed housing projects that create vibrant and mixed communities that allow people to connect with the broader community as well as have their own space and amenity. We have been recognised by the Housing Industry Association with awards for housing projects in 2012 and 2014.
