National not for profit housing provider, Community Housing Limited (CHL) today celebrated 10 years of delivering housing and homelessness support services to the local community in Gippsland with tenants and staff.
Since establishing operations in Gippsland in 2003, CHL is currently managing 474 dwellings out of which 169 dwellings have been designed and constructed through a mix of capital from Government and CHL worth $50 million making it the largest injection of investment by a community housing provider in the region. Besides the growth of new housing, these projects have provided a boost to the local economy by creating employment, construction and subcontracting jobs.
“To date CHL has housed over 200 households into its long term properties. It gives us great satisfaction to help ordinary people facing extraordinary circumstances and they deserve a place to call home. We provide homes between 60-75% of the market rent allowing them to have the disposable income to meet day to day costs. Having a new home means an enormous amount to them and we are glad to be a part of this outcome”, says Steve Bevington, CHL’s Managing Director.
The properties managed by CHL are located in East Gipplsand, South Gippsland, Bass Coast, Latrobe Valley, Wellington in Gippsland. “The best part is over 70% of the properties in our portfolio are managed and maintained for the long term, so they’re an on-going community resource”, says Steve Bevington, CHL’s Managing Director.
In both Bairnsdale and Morwell, CHL runs Transitional Housing Services for families in housing crisis, and is aware of the chronic shortage of Long Term Housing.
“Over the past decade CHL has taken great pride in providing a range of housing services particularly long term affordable and secure housing to those in need in Gippsland out of its two strategically located offices in Bairnsdale and Morwell. This has meant providing easy access to tenants and those needing housing assistance within an hour,” says Brett Wake, State Manager for Victoria and Tasmania.
“With the funding support of the Federal Government and Victorian State Government – through the Victorian Government’s Affordable Housing Strategy, National Rental Affordability Scheme (NRAS) and the Nation Building Economic Stimulus Package (NBESP) – CHL has been able to provide a huge boost for affordable housing throughout Gippsland and particularly East Gippsland in the last five years”, says Steve.
CHL provides tenancy and property management services to a range of groups including aged, indigenous, disability and general low income households in the region.
Dennis and Rhonda are proud residents of CHL’s 18 unit development in Inverloch designed for the elderly. They found living in private rental unaffordable before moving to their new home. “Private rental was very expensive for us and we found it extremely frustrating as we are very active people and enjoy our recreational lifestyles. Getting the call of offer for a house with CHL was like a second chance at life and now we have the opportunity to make it what we want.”
“Having a long term community house means everything. We wake up every morning and look out over garden from our bedroom and we know we can stay here as long as we want”, says Rhonda and Dennis, the 2013 winners of the ‘Best Garden’ category in the Annual CHL Garden competition.
The demand for affordable housing is increasing in the Gippsland region. As per the 2011 Australian Bureau of Statistics 15.9% and 16.2% of households were spending more than 30% of gross household income on rent or mortgage payments in East Gippsland and Gippsland region respectively.
“These statistics highlight the increasing cost of living pressures for people in the region. This is where the housing CHL offers is highly valuable for the community – It is affordable and when one tenant leaves, another individual or family from the area can move in”, says Brett.
One of the keys to CHL’s success is its belief in building strong partnerships and undertaking new initiatives. Besides working closely with all levels of the Government, CHL has partnered with over 22 like minded organisations in the region that provide a range of support services to the tenants including aged, disability, youth and aboriginal. “These partnerships are essential to the ongoing sustainability of people’s capacity to occupy their housing sustainably and CHL will continue to build long-term local partnerships”, adds Steve.
