National community housing provider Community Housing Limited (CHL) launched its newest development in NSW, an eight unit development in Minneapolis Crescent, Maroubra built in close partnership with the Randwick City Council and the NSW Government, with additional funding support from the Federal Government. The four two-bedroom and four one-bedroom dwellings will be officially opened by the Mayor of Randwick Scott Nash and the Hon Peter Garrett MP, Minister for School Education, Early Childhood and Youth.
The development of this $3.375 million project was jointly funded by the NSW Government, Randwick City Council and CHL. In this project, Randwick Council also supplied land which greatly assisted in the delivery of the project. The Federal and NSW Governments are also providing funding support over the next 10 years under the National Rental Affordability Scheme to ensure that the units remain affordable to low and moderate income earners.
“This project has been a remarkable example of a successful partnership between all levels of the government and a not for profit housing organisation. CHL has been very encouraged by the progressive approach of Housing NSW and the local councils in taking action to engage community housing organisations in long- term solutions for low to moderate income families,” says CHL’s Managing Director Steve Bevington.
“Randwick City Council is very pleased to have initiated this joint affordable housing project. Council has long been a strong supporter of affordable housing and manages its own Affordable Rental Housing Program for key service workers. In 2006 we identified the site in Maroubra as being very well-suited for affordable housing, and we spent some time looking for a project partner.”
“When we began discussions with CHL, we realised this project could become a reality. Council has also contributed $500,000 to the project, and we’re appreciative of the financial support it has also received from the state and federal government,” says Randwick City Council Mayor Scott Nash.
All the units have been tenanted with a diverse mix of tenants who were shortlisted after a thorough screening test. Tenants pay anywhere between 60-75% of the market rent or up to 30% of their income as applicable.
“This is CHL’s first designed and constructed development in the City of Randwick, and there is no doubt the Council is committed to maintaining its heritage of a rich and diverse constituency that is the foundation for strong and functional communities,” says Mr Bevington. “However, the pressure of rising house prices has put a lot of financial pressure on low and moderate income huseholds and has started pushing long-term residents out of the area.”
The City of Randwick has experienced booming house prices over the last decade, and remains one of Sydney’s most important municipalities for key service workers. While apartment and house prices have escalated beyond the means of many key service workers, this and other affordable housing developments like it will provide a way for vitally-needed low to middle income workers to remain close to the central Sydney area.
“With the completion of this project, an additional eight low-to-moderate income households can now afford to rent their homes in the eastern suburbs”, says Mayor Scott Nash.
