With the Real Estate Institute of Victoria (REIV) reporting a vacancy rate of just 0.4% in Bendigo over the last quarter, the issue of housing supply is Bendigo’s most serious social issue. Even Community Housing Limited (CHL), a national provider of community housing, says they’ve never seen a rental market like the one the currently exists in Bendigo.
“This is an extraordinarily tough rental market, especially for low income households who are constantly facing the threat of homelessness due to the lack of available housing,” says CHL’s Managing Director, Steve Bevington.
Since moving into the Bendigo community 18 months ago, CHL has been busy delivering quality built affordable rental housing to low income locals that provides long term housing security.
The innovative housing organisation has taken another step in helping low income families in Bendigo fight the housing affordability crisis by building another 16 brand new properties for Bendigo. Tenants are charged an affordable rent based on their income that is capped at 75% of the market rental rate.
The properties, located in Golden Square, are a combination of three and two bedroom units and townhouses. All offer off-street parking, with half the properties having a single or double lock-up garage.
“In a population of almost 100,000, Bendigo has an undersupply of around 1,500 properties which exerts a lot of financial pressure on people who are renting – there are simply not enough houses to go around and so rents are rising,” says Mr. Bevington. “Compared to the private rental market, these community housing properties offer tenants an improved standard of living at a significantly lower weekly rent.”
As a national community housing provider, CHL is delivering affordable housing to communities across Australia and according to Mr. Bevington, the organisation is receiving interest from a new cross section of potential tenants on low to moderate incomes.
“Community housing assists people on low incomes to remain productive members of our community without having to live with the threat of homelessness,” says Mr. Bevington. “By addressing the housing affordability crisis head-on, community housing is a vital contributor to helping make Bendigo a happier and healthier community.”
